No. The caretaker is placed under a caretaker agreement, not a lease. They are there to maintain and watch over the property on behalf of BARN, which is a nonprofit. This is a fundamentally different legal relationship than a landlord-tenant arrangement. The agreement is revocable by the owner.
BARN carries its own general liability insurance that covers the caretaker's presence on the property. The owner is additionally named as an insured party on the policy. We can provide a certificate of insurance before any agreement is signed.
It lasts as long as the owner wants. There is no minimum commitment. Most arrangements last 6-18 months, but some owners participate for years. The owner can end it with 30 days' written notice.
